Existing properties

If you offer for sale or rent an existing property after the 1st January 2009 then you will be required to have a Building Energy Rating (BER) carried out.

In carrying out the BER audit we will also provide you with recommendations on how the rating can be improved. Sometimes it can be relatively inexpensive to improve a rating and moving up a grade can improve the attractiveness of your property to prospective buyers or tenants.

 

 

 

What is involved?

A qualified BER assessor will visit your home and undertake a detailed survey. The survey will encompass the following factors:

  • Size, geometry and exposure of the dwelling
  • Materials used for construction of the dwelling
  • Thermal insulation of the different elements of the building fabric
  • Ventilation characteristics of the dwelling and ventilation equipment
  • Efficiency, responsiveness aSolar gains through glazed openings of the dwelling nd control characteristics of the heating system(s)
  • Thermal storage (mass) capacity of the dwelling
  • The fuel used to provide space and water heating, ventilation and lighting
  • Renewable and alternative energy generation technologies incorporated in the dwelling

BER Certificate

Based on the survey, Property Energy Rating will audit your home using DEAP software (Delling Energy Assessment Procedure) and provide you with a government approved Building Energy Rating for your property.

You will receive an advisory report with expert advice to help you target the keys ways of improving your home's energy efficiency.
